HIGH-RETURN, NO-RISK OPTION
The Hellenic Village Development Company has structured an unprecedented financial return plan that becomes an unparalleled benefit to you as a prospective purchaser. Only in Hellenic Village you are presented with the opportunity to receive approximately 75% financial return on your down payment after the close of your escrow. All you have to do is obtain and exercise a no-risk Option to purchase one or more residences. For the purpose of this Option the initial down payment has been averaged to $40,000 for any 1, 2, or 3-bedroom residence, allowing you to receive $30,000 after close of your escrow.
When you obtain the Option, your option money of $40,000 will be deposited in an individual, interest-bearing, custodial trust account. It will remain under your sole ownership, and not available to the Hellenic Village Development Company, until you exercise your Option. Not only there is no cost to you for the Option, but you will receive all the accrued interest until you open escrow for your residence, or terminate the Option at anytime you wish. You will be presented with detailed architectural plans of your residence in approximately 4 months from the beginning of your option period, along with plans of the Spa and Health Center, the Village Café and the Greek Orthodox Chapel. After you inspect the plans, you can exercise your Option or terminate it. You will be able to open escrow, with the option money as down payment, in approximately 3 months from the date you exercise your option, after the permits for the condominium conversion and construction are obtained. Even after you open escrow you will still have the right for 5 days from the escrow opening to cancel your purchase agreement and be entitled to the return of your $40,000, including the accumulated interest from the date you obtained the Option. After your escrow closes you will receive $30,000, making your out-of-pocket cash cost of owning an already affordable luxury residence to approximately $10,000.
The number of residences is limited and Options are available on a first-come, first-serve basis. A maximum of six residences may be optioned. If more than one residence is optioned, the Option must be exercised or terminated for all the residences optioned. The date the option money is deposited to the custodial trust account determines the priority choosing of the most preferable residences, at the time the Option is exercised.
